VERY NICE Steff!!!
I don’t have a “man cave”, but I do have a gun room/vault and a separate work room for messing with guns and photographing them… One of these days the work room will also get set up for reloading, but for now I have to use my Brother’s setup…

It’s a typical paradox – you could sell your guns and then afford the new house with an extra room for the guns – but you wouldn’t have any guns to put in the room
I agree with others – fantastic guns and fantastic rooms holding those guns. Very fun to see.

Wow – I love the pre-war model 70. Unfortunately they are not available here. Here, of course, there are only tons of Mausers from that period.
I’ve been looking for it and an M54 for decades, but have never seen one here.
I’ll take some pictures of my reloading room – but I have to clean up first.

If I didn’t have a room yet, I would buy a prefabricated concrete garage, place it on a concrete slab in the garden, brick up the door opening and install a safe door.
If there’s any money left over, you can cover the whole thing with wood on the outside so that the wife stops scolding you.

For my entire working life (in Durham NC and Charleston SC), I never had a house with a basement… In Charleston, in particular, it would have been impossible. You could dig a big hole under your house, but all you’d end up with was an indoor swimming pool (full of Atlantic Ocean)…
So when we built this “retirement” house on the family farm, I kind of took a page from Steff’s book… Put a room under the garage so it’s surrounded on all six sides by reinforced concrete, with only a vault door for access… Now at least I can seen the guns when I want to and not have to dig around in closets and safes…
Worth the money IMHO… And yes, I am OCD about tidiness… My handgun collection (only Colt Woodsman pistols) is housed in glass display cases inside the drawers of the base cabinets of the gun room. Out of sight unless I want to see them…
