Bert: Have 18 Model 12’s, 14 of which are special order guns i.e. skeet,trap,,pigeon, etc . that I need to obtain an accurate (as possible) value . Is there anyone you are aware of who appraises these firearms commercially

I am not familiar with anyone in your part of the country that can appraise them for you. As a WACA member, you could place a free Ad in the Collector magazine asking for assistance from someone in your region.
